Situated in a residential rural area between Cannes and Mougins,
Villa Juanita is an excellent family property with private pool.
Although there is very little garden area, children can play safely
in the cul de sac or on the lower country lane where there are
fields with ponies. There is a small lawn beyond the terrace in
front of the villa and adjacent to the pool and brick built barbecue.

The pool is free-form salt water measuring approximately 8.5 x
4.5 ms. with curving steps at one end for sitting as well as entering
the pool. Paved area for sun-bathing around the pool and both are
enclosed by a wrought iron fence for security. The terrace from
the salon and kitchen is next to the pool and here there are chairs
and table for outdoor dining and barbecues. Main door access is
to the rear of the villa where there is also enclosed parking or
a second concreted play area which is fenced and gated.
On the ground
level in the villa there is a split level salon with an enormous
TV screen (some English free view channels via
satellite),
DVD, leather sofa and chairs. From here in the central part
of the ground floor is a fully equipped kitchen: electric oven,
ceramic hob, micro-wave, large American fridge, dishwasher
and
washing machine. Pale oak-fronted units. This is a really sunny
light work space that has French doors opening to the terrace.
Next to the kitchen still at the front of the villa is the
dining room.
There is one double bedroom on the ground floor with adjacent
shower room and WC. The main bedroom is on the first floor with
double bed and en suite shower room with WC. On the upper floor
there is also a mezzanine with double sofa bed that can be used
as a third sleeping area to accommodate two additional guests……….this
is above the living area and has to be walked through for access
to the main bedroom, or it can be used as an additional sitting/play
area.
An independent studio, below the villa is currently occupied
by the owners’ daughter, but the privacy of clients in the
villa is assured and the pool and all the villa facilities are
for the
exclusive use of guests. Access to the studio is completely separate
from the villa. Villa Juanita represents extremely good value for
the immaculate interior, comfort and facilities in a central location
and is only available for five weeks this year.
